Heritage Cove is a family-oriented lakeside retreat located on the serene shores of Raystown Lake. The park has over 250 accommodations, comprised of seasonal and daily RV sites, cozy cabins, and charming cottages. Guests can enjoy various amenities within the park, including an on-site store, full-service café, boat rentals, private docks and launch facilities, concierge launch and load services, secure boat storage, playground, dog park, and pool. The park has the unique offering of being the only park on Raystown Lake to offer both full hookups and direct water access.
Many of the park’s seasonal guests have remained devoted customers since its opening in 1991, a testament to the enduring appeal and community at Heritage Cove.

Value-Add Strategy
Recognizing the distinct value proposition inherent in the location of Heritage Cove and potential for modernization and enhancement, Axia undertook the acquisition of the park from its long-standing independent proprietors.
Through a meticulously executed expansion strategy, over 40 new RV sites and three cottages were added to the park to meet the demands of its extensive waitlist. The park’s brand identity, booking platform, marketing campaigns, and operational systems were all modernized to increase customer appeal, cultivate brand loyalty, and elevate service standards.
Furthermore, the renovation and upgrade plan specifically targeted its most sought-after amenities. This strategic initiative optimized the overall value proposition for its seasonal clientele, generated heightened interest from prospective daily RV customers, and fortified the park against potential competition from new market entrants. As a result, Heritage Cove has solidified its reputation as a premier camping destination.
